We are happy to give tours here at my theatre, the only thing we ask is that people call ahead. We do two student matinees for every show with talkbacks after, but if students want tours we ask that they call ahead just because often we are getting ready for the second show (and two show days are long). We try to make time for interested people though.
The other thing, that I am sure you have figured out by now, is that getting anywhere in this business often has a lot to do with who you know. Plus, the people you know know more people, and a lot of us stay in touch with a lot of people. If you start making friends early you only put yourself in a better position.
